Welcome to The Garden Room

It's a charming self-contained retreat in the picturesque Downland village of Graffham in West Sussex.

The Garden Room lies in the gardens of our property and enjoys lovely rural views towards the South Downs. It is a couple minutes’ walk from the well-stocked popular village shop which serves hot coffee and croissants, alongside a wide selection of other produce. There are two excellent pubs in walking distance, as well as the village recreation ground with playground, tennis courts and cricket pitch. Tennis courts can be booked by non-members for a modest charge.

Graffham is a central position for walking or biking in the South Downs and under 10 – 20 minutes’ drive from There is a myriad of footpaths straight from the front door which will lead you up into the South Downs, alongside many bridle paths and opportunities for mountain biking. Many cultural attractions such as Petworth House, Parham House, horse and motor racing at Goodwood, polo at Cowdray and West Dean Gardens are all a short distance and the cathedral city of Chichester is 30 minutes’ drive which has an excellent Festival Theatre, and the beautiful harbour with boating and beaches is close by.

Accommodation

The Garden Room has a king size double bed with ensuite shower room, sofabed suitable for an occasional extra guest, breakfast bar with fridge, kettle and toaster, good wifi, TV.  Tea, coffee, milk and sugar are provided on your arrival.  There is parking in our shared driveway and please be aware that the outside seating area is adjacent to our garden with no separate boundaries, but we will respect your privacy.

There is an extra charge of £40 per night for use of sofa bed.

The Village

Graffham was listed in the Domesday Book (1086) in the ancient hundred of Easebourne as having 13 households: seven villagers and six smallholders; with land for ploughing, woodland for pigs and a church, the parish's value to the lord of the manor was £8.

The price is £95 per night, but higher in popular times of the year.
Please book via AirB&B where prices are detailed.
There is an extra charge of £40 per night for use of the sofa bed.
There is a minimum two night stay.

There was warm bread, butter, jam, muffins and milk on our arrival as well as tea and coffee etc. The lodge itself has been recently refurbished with no expense spared. The bed is very comfortable, the shower lovely and hot and a strong WiFi signal. Local Pubs only a couple of mins walk and the local shop is well stocked and a 2 min walk away. We enjoyed a bottle of their local wine in the evening. We certainly enjoyed our stay and will definitely be back!’
